OUR SERVICES
What sets us apart from most home inspection companies is that we don’t sell your client’s information and don’t nickel and dime you for everything. We include sprinkler, thermal imaging, and foundation measurements in our standard pricing because these are incredibly important for a quality inspection.
We only charge for extras such as pool inspections, septic, wells, sewer camera inspections, crawl spaces, and wood-destroying insect reports (Wood-destroying insects are free for buyers using VA lending).

Inspection Process
Once the inspection is booked, we will contact the Central Showing Service (CSS) and schedule the inspection. Once the seller approves, you and the listing agent will send a confirmation email. You, the buyer, should arrive for a walkthrough at an agreed-upon time towards the end of the inspection. At this point, we will go over the inspector’s findings. The report will be emailed to you as soon as it’s completed (within 24 hours of the end of the inspection!)

Cover Page
The report typically begins with a cover page that includes essential details such as the property address, date of inspection, and contact information.
Table of Contents
Spectora reports often have a table of contents outlining the sections and areas covered in the report. This allows you to navigate through the report easily.
Summary
The summary section overviews the inspection findings. It highlights any significant issues or areas that require attention. This section is useful for quickly identifying key concerns.
Detailed Sections
The report is divided into specific sections corresponding to different areas of the property, such as roof, structural, electrical, plumbing, HVAC, etc. Each section will contain detailed information about the inspection findings in that particular area.
Descriptions and Observations
Within each section, you will find descriptions and observations related to the inspected components. These descriptions provide detailed information about the condition, functionality, and any potential concerns identified during the inspection. Photos or diagrams may be included to illustrate the findings visually.
Deficiencies or Concerns
Any deficiencies or concerns discovered during the inspection will be clearly documented within the report. Each discovered defect is color-coded based on its level of importance and described in detail to ensure a clear understanding of the problem.
Recommendations
The report may also include recommendations for addressing identified issues. These recommendations may suggest repairs, further evaluation by specialists, or general maintenance practices to prevent future problems. Following these recommendations can help you make informed decisions about the property.
